- What equipment is provided?
Our homes are fully equipped so that there is very little extra that you need to bring. In the kitchen we have a microwave, cooker, fridge/ freezer, dishwasher, coffee machine and toaster.
Cleaning equipment of mop and bucket, vacuum cleaner, iron and ironing board are available.
There are hairdryers for each bathroom.
Games console and a selection of games,
TV's in the lounge and all bedrooms,
Cot, Highchair and Stroller (Buggy)
- Are linen and towels provided?
All bed linen, including for the travel cot, is provided.
All towels are provided, including beach/pool towels. We ask that you only use these by the pool/at the beach and not the towels from the bathrooms.
On your arrival, there will also be soap and toilet roll in each bathroom.
- What is the weather like?
Unfortunately we can not guarantee the weather, but can give you an idea. The following are monthly averages for the region (from The Weather Channel)

As Florida is sub-tropical, rain storms can be sudden and very heavy. In peak months (June to September) it generally rains in the afternoon for a short period and then clears up again!
- Is Cleaning Included?
The villa will be thoroughly cleaned ready for your arrival. Cleaning is then not provided until after you depart, ready for the next guests, unless you book an additional clean for during your stay. However, a vacuum cleaner, mop and bucket, washing machine and tumble dryer are provided for you to maintain the property yourself.
If you do wish to have an additional clean and change of linen/towels, there is an additional charge for this. Please see Prices.
- When should I use the pool heating?
It is recommended to use the pool heating for at least November to March, with October and April more optional months. If you have young children, as we have, I would recommend it for October and April. Heating can be added at a later date to the booking.
- Is there a phone at the villa?
A telephone is installed. Local calls to 407 code, calls to our Management Company & to us in the UK are FREE. All charges will be deducted from your security deposit and a copy of the bill for your stay will be enclosed.
When we send you your arrival details, a couple of weeks before your stay, we will also give you the phone number so that you can also be contacted whilst you are away.
- How do I get to the villa from the airport?
We have routes for you from Orlando, Sanford, Tampa and Miami airports, together with routes from the local main roads if you are driving. These will also be sent to you with your arrival details a couple of weeks before your stay. If you know a better route, please let us know!

- How do I book?
If you want to make a booking, we need to reserve the dates in which you are interested. Please contact us (by e-mail, fax or phone) stating your name, dates required and a contact number.
These dates will then be held for 7 days. In order for this to become a firm booking, we must receive your deposit (by cheque (check), credit/debit card, internet banking or wire transfer) within this 7 day period, together with your booking form. For overseas guests (we are UK based), we realise that the form may take more than 7 days to reach us by mail, so please fax or scan & email it and then we will wait for the signed original.
Once we have received your deposit and form, we will send a confirmation invoice which will also show the date of final payment – 8 weeks prior to departure.
If we do not receive your deposit and form within 7 days, the dates will become available again. See the Reservations section.
- Can I arrive earlier than 4pm or leave later then 10am?
We would like to be able to accommodate all requests but it may not be feasible to do so, due to commitments of our Management Company in preparing the villa for other guests, or requests of other guests. Please let us know your ideal times on our booking forms and we will do our best to accommodate you. We hope to be able to let you know when we send your arrival details information.
- What happens if we have problems during our stay?
Our Management Company are on hand 24 hours a day (but please, only call at night if a true emergency that can not wait until 8am!). If you damage anything, please contact them or us. If it is something that will need replacing, please let them/us know ASAP as guests afterwards will be expecting everything to be in place. Accidents can happen to anyone, but hopefully your holiday will be without incident!
